Industrial spaces at 1.8 mln sqm mid - 2014 in Romania
The modern stock of logistics and industrial spaces has reached 1.8 million sqm mid-2014, over half of these spaces, namely some 53%, being located in the capital, according to a DTZ Research study, cited by local Agerpres. Other Romanian cities with important logistics and industrial spaces are Ploiesti, Timisoara, Brasov, Pitesti, Arad and Cluj Napoca.
The total volume of rentals was of 89,000 sqm in the first half, and new demands accounted for 70% of the volume, while 28,000 sqm were renegotiations and contract extensions. In Bucharest, the rental volume was of 34,000 sqm, or 46% of the total.
The value of the rent hasn’t changed significantly in the first six months. Prime rents for modern deposits stays between EUR 3.6 – EUR 3.9 per sqm per month, the actual net rent being with 10-20% lower. Compared to the first half the previous year, prime rents fell by 5%.
