Top 5 largest office buildings opened in Romania in 2014
The five largest office buildings finished in Romania in 2014 total almost 100,000 sqm of office space. Four of them are located in the capital Bucharest and one is in Cluj-Napoca, Romania’s third largest city.
The total surface of office buildings which were finalised in 2014 was some 165,000 sqm, up by 40% compared to 2013, according to real estate consultants.

1. Green Gate (Bucharest) – 31,000 sqm
The building was developed by Czech S Group Holding and the total investment was EUR 55 million. It was opened in May 2014.
2. Green Court – Building A (Bucharest) – 19,500 sqm
The building is part of Swedish Skanska’s Green Court project in the Barbu Vacarescu area. The 12-floor building was opened in end-October and in November it was purchased by real estate investment firm Globalworth for EUR 44 million.
3. The Office 1 (Cluj-Napoca) – 19,000 sqm
The Office 1 is the first building of an office compound developed by South African investment fund NEPI and Romanian businessman Ovidiu Sandor. The investment was EUR 26 million.
4. Hermes Business Campus 1 (Bucharest) – 18,000 sqm
Hermes Business Campus is an office compound developed in the Pipera area of Bucharest by real estate group Atenor. It will have a total of 78,000 sqm. The first building of the compound was finished in 2014.
5. AFI Park 2 (Bucharest) – 11,500 sqm
This is the second office building developed by Israeli group AFI. It is located near the AFI Palace Cotroceni Mall. The building was fully leased by electronic game producer Electronic Arts. AFI is currently working on building number three.
